No, we do not offer leases shorter than 6 months.
Our buildings require a minimum lease term of 6 months, and most landlords prefer 12-month leases.
A fixed-term lease means you're agreeing to live in the rental unit for a set time (usually 6 or 12 months). Under BC law, both tenant and landlord are legally bound to the agreement for the full term.
Unless your agreement says otherwise, your lease will automatically switch to a month-to-month tenancy at the end of the fixed term.
If you or the landlord do not want to continue:
Written notice must be given before the lease ends
Your total upfront payment is the sum of:
The security deposit (50% of your monthly rent), plus
The $400 facility fee.
For example, if your monthly rent is $1,500, your total upfront payment will be $1,150.
The $200 move-out cleaning fee covers professional cleaning and room preparation before you move in and after you move out, ensuring a clean and comfortable space for all tenants.p>
Visitors are allowed with a maximum of 2 guests at a time.
Please give your roommates a heads-up and ask for their consent before having guests over.
All guests must be accompanied by the tenant at all times and cannot enter the apartment without you present.
We ask everyone to be mindful and respectful of other residents to maintain a comfortable living environment.

Move-Out Cleaning Fee (One-Time): $200
The $400 facility fee is a one-time charge paid directly to the building management. It covers administrative costs for move-in and move-out. If you extend your lease, you won’t have to pay this fee again.
Yes. As long as there are no damages and you fulfill your lease agreement, your security deposit will be refunded within 15 days after your official move-out date.
For example, if you move out on May 31, your refund will be processed on or before June 15.
Unfortunately, each room is designated for single occupancy only.
Because this is a shared apartment, we prioritize creating a comfortable, spacious, and cozy living environment for all tenants. To avoid overcrowding and maintain everyone’s comfort, we do not allow couples to share a room.
If early departure is approved (via assignment or sublet), you may be asked to help find a suitable new tenant.
The landlord must approve the new tenant in writing.
Our leases are fixed-term—typically 6 or 12 months—meaning you’re committing to stay for the full duration.

Before signing, be sure you're ready to commit.

Early termination is only allowed in cases such as:
Mutual agreement between tenant and landlord
Legal exceptions under the Residential Tenancy Act (e.g. fleeing family violence, moving to long-term care)
Subletting or assigning the lease (with landlord’s written consent)
Without a valid reason, you may face:
Financial penalties
Loss of your security deposit
No. Rent is locked in for the full term of a fixed lease.
Rent increases can only happen:
• After the lease ends
• In accordance with provincial rent increase guidelines and notice requirements
Rooms 3 & 4:
Sleepovers are not allowed in these smaller rooms to prioritize tenant comfort.
Guests cannot sleep in common areas or outside assigned bedrooms.
Rooms 1 & 2:
Sleepovers are allowed for a maximum of 2 people, limited to 1 night only.
Please notify your roommates and get their consent beforehand.
All guests must be accompanied by the tenant at all times while in the apartment.
